At TSB Inspections we help take the guesswork out of purchasing a property as we look closely for any major defects, minor defects and maintenance items that could affect your biggest asset in the long run. A detailed report is provided on the day of the inspection encompassing the whole property.
Asbestos Inspection
Did you know, most properties built from mid 80’s and earlier have a larger chance of being built with materials containing asbestos?
TSB Inspections provides asbestos inspections with sampling.
Why is Asbestos so bad?
Asbestos can pose a serious respiratory health hazard if it is disturbed during a renovation or showing signs of general wear and tear.
During my inspection I identify all asbestos and take samples if required. I then provide a detailed report of where the Asbestos is in the property, the condition it is in and the best way to deal with it.
TSB Inspections offers two different types of inspection for asbestos.
- Sample only with no report. Ideal for identifying a specific area with the results of testing provided to the client.
- Full inspection with report. This is a comprehensive full property inspection with a report.

Depreciation Schedule
If you have an investment property, commercial or residential, it is pertinent that you have a depreciation schedule so that you are tax smart.
A depreciation schedule is a report that outlines all available tax depreciation deductions for a residential investment property or commercial building. Most properties, new and old, have depreciation available. A physical inspection allows me to scour the property to find every last item and therefore maximise a clients claim at tax time. I work in conjunction with a tax agent who will compile the report.

New Construction Inspection
TSB Inspections offer New Construction inspections. These are inspections for stages of new homes being built for a client by a builder. These four stages are Slab inspection, Frame inspection, Lock up and Handover which fall in line with bank stage payments.
The purpose in these inspections is to bridge the gap between Surveyors who are not interested in the quality of workmanship or whether work is as specified only minimum compliance for regulatory purposes. This gap leads to a majority of civil action between the homeowner and builder.
Our role is to act as an informed representative’s agent for the homeowner in their relationship with the builder.
TSB Inspections offer all four inspections as a package or if required an individual inspection.

Dilapidation Report
A Dilapidation report is a visual inspection and report based on the current condition of a property at a given point in time. It records any existing damage, and the state of any aspects of the property that are likely to be affected by construction work, excavation or demolition.
This report done purely to safeguard the client from liability and claims of pre-existing damage in a neighbouring property that is not of their doing.

Vendors Building Inspection
Vendors inspections are when the owner is looking to sell, and they get a building inspection done prelisting. This is an advantage as you the vendor can find out if there are any hidden defects or surprises that would affect your sale and creates a sense of transparency for buyers. It also allows the vendor to fix them before listing the property and gaining the maximum return on their sale. The report gets updated with the defect repairs removed and becomes available for purchasers to buy online with a link provided to the agent to share. This eliminates the need for multiple invasive building inspections through your property
